Senior Finance Manager - UK Property
Based in Luton, Bedfordshire our client is a recognisable and exciting company looking for a Senior Finance Manager - UK Property to join their team.
This job would suit a graduate-calibre qualified accountant (ACMA, ACCA, ACA) with a proven background in a multi-site organisation in property finance, producing regular, accurate and insightful planning for property investment decisions, identifying key issues and driving actions. Specifically include managing the property investment meeting and review and drive the Post completion review to ensure learnings are incorporated quickly into new decisions.
This company is a leading multi -site organisation with impressive plans to continue their journey of growth and expansion and as a result of this they are looking for a talented individual to join their Property Finance team to provide support ion key investment decisions.
The successful individual will be a qualified accountant with a strong academic background and post qualified experience gained in a large commercial organisation in property finance. Developed IT skills are essential, including advanced Excel and PowerPoint skills coupled with the ability to communicate and influence at all levels across the business conveying complex issues to non-finance colleagues. The candidate will be able to identify core issues and provide assessments grounded in compelling logic. Team management experience is vital to this job as is the ability to work in a faced paced, customer facing environment.
Duties will include:
- Review the monthly and annual Post completion reviews , identifying key trends and issues arising and review
- Support the annual budget process by agreeing stretching realistic targets with Property that deliver against internal and external expectations
- Develop and produce the New Store, Start-Up cost, Re-Image and Closure budgets including the corresponding Capital and project cost budgets
- Develop and produce a regular monthly rolling forecast for the UK business that accurately projects the new store, Re-Image and closure pipelines
- Identify barriers to the delivery of targets and opportunities to ensure delivery of the plans.
- Develop and use standardised processes to appraise all investment opportunities within the UK business
- Enhance the investment model, ensuring periodic review of the drivers and aligning to group assumptions
- Manage the non-financial data set for the UK estate within our systems, ensuring it remains relevant, measurable and up-to-date
- Act as the main finance support for the UK business at Property meetings
- Review UK business leases, identifying renewals and providing support to ensure informed decisions made on all renegotiations/ renewals
- Manage the Finance support at the fortnightly site sponsorship meetings, ensuring appropriate challenge is made on all new site selections
- Provide monthly support to the Property team to ensure that all investments are robust for sign off at Board level
- Monthly reviews with the Head of Finance to systematically understand and report on the progression of UK business against the targets set in Property budgets
- Provision of ad hoc financial support and analysis when the need arises
