Our client is a rapidly growing property development and construction company that has a been trading for over 20 years. The company specialises in the design and construction of quality accommodation spanning social housing, luxury apartments and inner-city developments, servicing both the private and public sectors. The business has ambitious growth plans and has recently created an autonomous Development Division to facilitate such ambition. As a result of successfully winning a number of competitive tenders, the division will see considerable growth in the short term.

The Finance Director position has been created to help set up and lead the newly established Development Division of the business. Reporting to the Divisional Managing Director and the group executive the role will be diverse, outward facing, commercially focussed and initially 'hands on'. The setting up of the finance function and wider division will require a strategic mindset, considerable drive, the ability to 'get things done' and someone who will relish working with a 'blank canvass'. The challenges and opportunities will be varied and the responsibilities will include some of the following:

  • Structuring, arranging and negotiating funding for development opportunities, working closely with external financial and legal advisers to ensure the bankability of schemes.
  • Creating an accounting function and implement systems for the new Developments management company.
  • Preparing financial appraisals for development opportunities and in conjunction with development managers prepare business cases for board approval.
  • Providing financial input into tender submission documentation in respect of competitive tenders.
  • Management of the finances of the existing construction business: all management accounts, board reporting, cashflow modelling, tendering and statutory reporting.

As a key member of the team the successful candidate will be tasked with exploring new business sector opportunities. The candidate therefore, already an ambitious Head of Finance, Financial Controller or experienced Finance Director is likely to have development/construction sector experience. As important will be his/hers exposure to helping to raise debt finance and the desire to rapidly scale a business. A truly commercial candidate is required who will thrive operating in a fast moving and un bureaucratic business. Crucially they will enjoy the external facing nature of the role and the ability to help shape a business.
