FP&A Manager for a Property Management and Development business.
Hays Senior Finance are working with a growing and agile Property Management and Development company in the Chester area. This successful company has a mixed portfolio of residential and commercial property. They have a significant rental income which supports ongoing development opportunities. The business has identified a new role due to the increasing size and complexity of the business.
As FP&A Manager you will develop and implement a property strategy with a long-range plan, and a consolidated annual operating and capital budget. To deliver this you will provide analysis in decision-making in all matters operational, financial, and strategic starting at an asset specific level. You should combine a strong analytical mindset with technical ability and excellent people and influencing skills. The FP&A Manager will be expected to present to and challenge senior stakeholders.
Key responsibilities will include -
- Develop financial asset management plans for the existing assets in the portfolio
- Building budgets and forecasts for delivering the asset management plans
- Preparing strategic plans in the property portfolio
- Modelling and sensitivity analysis for the strategic plans with associated capital budgets, operational budgets and forecasts
- Analysing past financial performance by asset, preparing competitor analysis and looking at market trends to deliver a commentary to management on existing and intended assets / asset classes
- Creating financial models to predict growth and future performance of the assets, and the key performance indicators necessary to achieve this
- Analysing previous budgets and forecasts and performing variance analysis to explain the discrepancies with recommendations to prevent adverse performance moving forward if necessary.
- Evaluating new and existing projects, investments and assets to determine their validity and appraise their value.
- Liaising with senior management and the wider team to embed the operational requirements to deliver the strategic objectives.
- Formulate and then report monthly on the Key Performance Indicators
We are looking for someone with experience of working in the property sector. In order to have the commercial acumen required in the role it is likely you will have experience as a Commercial Analyst, Management Accountant or similar in a property business. This role will ideally suit someone who has excellent communication and presentational skills. In order to deliver this you must have excellent Excel skills, have a data driven approach and possess a strong commercial acumen in order to make informed recommendations.
The successful candidate will be self-motivated and able to work collaboratively and independently, depending upon need.
