Service Charge Accountant from a commercial property background required for a local authority client
Your new company
A large local authority is looking to bolster their Accounting support within their Commercial Property team, this team looks after their commercial property portfolio and includes industrial estates, large office complexes and small office holdings.
They are looking for someone for a long term contract to support with the service charges and budgets.
Your new role
Reporting to Head of Property, you will be responsible for:
- Preparation of service charge budgets/ Producing annual service charge financial statements with supporting reports
- Ability to understand service charge apportionments and multiple schedules relating to a single business tenancy
- Regular reconciliation of service charge accounts and balancing service charges.
- Identifying transfers between Rent and Service Charge bank accounts.
- Providing property managers with reports to enable service charge and major works budgets to be prepared.
- Entering budgets into property management system. *.
- Liaising with commercial surveyors and property managers to review and approve statements.
- Liaising with external auditors where required.
- Ensuring that on account charges and period-end residual charges / credits are applied to landlord.
- Carrying out year-end close in property management system.
- Setting up new clients, new sites, leases, units and service charge information onto QUBE
- * Assisting the Property Management Team with rolling forecasts and annual service charge budget processes.
- * Raising and issuing service charge demands in accordance with the leases
- * Allocation of all leaseholder payments
- * Dealing with arrears appropriately *
- Interpretation of leases and ensuring compliance at all time when charges are raised
- * Weekly Arrears Report including chasing up all leaseholders for outstanding debts
- * Reconcile client bank accounts monthly in accordance with deadlines and procedures
- * Maintain the service charge year-end control sheets * Prepare quarterly client statements and reports
- * Compile packs of monthly financial reports and send to property managers * Preparation of management reports on a monthly or quarterly basis
- The suitable Client Accountant / Service Charge accountant will need 2-3 years block management accounting experience alongside exposure to QUBE software (ideally but not essential),
What you'll need to succeed
Ideally you will be an experienced accountant either qualified or qualified by experience.
Experience in commercial property either within local government or commercial property RICS surveying firms.
You will be familiar with concepts of major works charge funds, reserve funds, sinking funds etc.
It would be very helpful if you are familiar with statutory timetables governing commercial service charge accounting as well as RICS Professional Code governing commercial service charge accounting.
You are expected to be a confident user of property management systems such as MRI QUBE and be proficient user of Excel.
What you'll get in return
this role is available on mainly home working with 1 day per week in the office in Coventry.
Flexible working options available.
The day rate is approx. £350 p/day Umbrella.
The initial contract is 6 months but with a potential extension for another 6 months.
